Access Statement
Introduction
Damson Lodge is a 3 – storey Victorian guesthouse. Accommodation is provided on
the 1st & 2nd floor. The Dining Room is situated on the
ground floor.
General Information
All areas are fitted with a short-pile carpet with the exception of the vestibule
and en-suite bathrooms.
All stairs are 17cm in height and 82cm in width. There is a solid wooden banister
rail on all stairs.
Dogs are not permitted within any part of the house (sorry – with much regret I
have an allergy to man’s best friend), except assistance dogs.
Breakfast is partially self-service but can be fully served on request.
Public transport links are generally quite good. Timetables for popular routes can
be found in each room. The nearest bus-stop is approximately 500 metres away. The
nearest train station is Penrith, 17 miles away.
Mobile phone coverage is good within the house and in central areas of Keswick.
A land-line is available for emergencies within the owner’s accommodation. There
is a phone box 50 metres from the front door.

Emergency Actions

The property no longer requires a fire certificate but has been fully risk-assessed
by an authorised Fire-Safety Officer. This is available to view on request.

All rooms and hallways are fitted with both heat detectors and smoke detectors.

Emergency lighting is fully maintained at all times.

The fire alarm is tested every week and logged as per guidelines. The system also
an early warning fault indicator.

Emergency information is shown in each bedroom and can be communicated verbally
on request.
Accessibility to House
-
There is unrestricted on-street parking on Eskin Street and surrounding streets.
Streets are well lit in the area and pavements are generally in good repair and
fairly even.

The front door is approximately 3.5 metres from the pavement in front of the house
over even flagstones.

There is a step, 17cm high, up to the front door and to access the main entrance
hall.

There is a small vestibule leading to a 2nd Inner door which is kept
shut most of the time. The main front door is normally kept open during daylight
hours.
Accessibility to Dining Room – Ground Floor

All tables and chairs are of standard height.

There are 3 guest dining tables with 2 chairs each and a dresser where self-serve
items are placed such as fruit salad, cereals, yoghurts, fruit juice etc. These
items can be served on request.
Accessibility to Room 1 – First Floor

From the entrance hall there is a flight of 12 stairs
which leads to a half landing. There are a further 4 steps to the left. Room 1 is
straight ahead along a short landing.

A hospitality tray with a cordless kettle is to the
right as you enter the room.

Room 1 has a king-size bed of standard height.

There are no steps within the room although there is a fireplace in the room.

The en-suite shower room is spacious and the floor
surface is cushioned.

Bathroom fittings are standard with no additional support
or grab rails.
Accessibility to Room 2 – Second Floor

Room 2 is situated on the second floor of the property at the back of the house.

From the entrance there is a flight of 12 stairs which leads to a half landing.
There are a further 4 steps to the left leading on to the first floor. Along the
landing and to the left there is another flight of 11 stairs which lead to another
half landing. To the left there are a further 6 stairs onto the landing of the 2nd
floor. Room 2 is the first door immediately to your right.

Accessibility to Room 3 – Second Floor

From the entrance hall there is a flight of 12 stairs which leads to a half landing.
There are a further 4 steps to the left. Along the landing and to the left there
is another flight of 11 stairs which lead to another half landing. To the left there
are a further 6 stairs onto the landing of the 2nd floor. Room 3 is straight
ahead along a short landing.

Accessibility for people with hearing impairment

There are TV’s in each room with teletext subtitles.

Guests are shown to their room and a welcome folder is in each room giving further
information about the guesthouse facilities and surrounding area.

We are happy to make meal reservations for guests on request.

A card is available to place on the outside of the door handle at night which alerts
people that there is a guest with hearing impairment staying in that room.
Accessibility for people with sight impairment

Guests are shown to their rooms and everything about the room is explained.

Information about the guesthouse facilities and surrounding area is contained in
a folder in the room – this can be relayed to guests if required.

A radio is available on request.

Rooms have raised door numbers and door keys are colour coded.
-
Carpets in hallways are dark green with walls and doors light in colour.
